HOW WE DID IT
We began by conducting comprehensive market intelligence to identify high-demand mobility zones, analyze traffic patterns, evaluate commercial activity, and understand the demographic and purchasing power distribution within targeted areas. At the same time, competitor mapping and parking density studies were conducted to uncover market gaps and expansion opportunities.
Using geo-spatial analysis, we then ranked potential locations based on accessibility, movement flow, catchment potential, and projected parking utilization. This approach allowed us to estimate long-term revenue opportunities while minimizing cannibalization risks between operational sites.
To support sustainable growth, we developed a go-to-market strategy tailored to each location’s market characteristics. This included refining the brand positioning, creating localized awareness campaigns, strengthening the customer experience ecosystem, and building strategic partnerships with retail, lifestyle, and commercial tenants to increase destination value and recurring traffic.
